1. Creating the design  

The first important step is for us to listen to your requirements in detail in order that we can start the process to prepare the initial drawings. We will talk about the spaces required and how you will use them now, and in the future. We can also advise on the most cost-effective ways of adding value to your home that work within your budget. 

2. Discussing the detail  

Once we have a preliminary design can then begin to add further detail to the drawing and suggest alternative solutions in relation to roof, door and window styles. Once this stage is complete, we are ready to submit a planning and/or building regulations application on your behalf. 

3. Planning & Building Regulations Submissions  

Vasia can take care of the whole process, advising you when your scheme falls within permitted development and when you will need planning permission and submit the appropriate documentation, including location plans, floor and elevation drawings of the existing property and the proposed addition and all information required by the local authority. 

4. Third party coordination  

Once your drawings have been completed, we will provide electronic copies to all other relevant parties, consultant with structural engineers, party wall surveyors and builders on your behalf so you have all the information for your project to be priced by local builders. 

5. ApprovalsOnce the relevant approvals have been issued you will be free to begin works on site.

Scope of our Architectural Design Services 

WHAT YOU WILL GET? 
Our fees include Architectural drawings for the submission of Planning and Building Regulations approvals. They will detail existing and proposed floor plans, elevations, sections and the technical information in order that builders can price your project. Our charges exclude any application fees required by your local authority and third-party costs which will be outlined in our fee quote to you. 

CAN YOU HELP WITH LOCAL BUILDERS? 

Although we do not specially recommend builders, we are able to suggest several established local companies that we are aware of and would encourage you to obtain a minimum of three quotes before choosing your preferred contractor. 
 
 

HOW MUCH WILL IT COST TO BUILD? 

Each project always has it own individual design features which will affect its cost to build so it is very difficult for builders to give a cost estimate before they have a set of completed technical drawings. However, for a simple single storey home extension added to the rear or side of a property a figure of £1800 per sqm will allow you to determine if the works fall within your budget. 

What is not included in our design service? 

SUPERVISION OF YOUR BUILDER ON SITE. 

We do not supervise builders on site but are happy to talk through any issues or areas of concern you may have once you start work on site. We always keep in touch even after your approvals have been granted as we like to visit on completion of the works. 

STRUCTURAL ENGINEERS DESIGN. 

This is normally a set of calculations for the design and sizes of any steel beams required for the works. Generally required for a loft conversion or extensions were large sections of existing load bearing walls are being removed to facilitate the works. 

THE PARTY WALL ACT 1996 

Your project may require a party wall agreement with your neighbour which may incur additional fees. 

BUILD OVER AGREEMENT (DRAINAGE) 

If you are building over or with 3m of a sewer shared with adjacent properties, you will be required to obtain approval form your local water authority before work begin on site. 

HEALTH & SAFETY REGULATIONS (CDM) 2015 

If you are having work done on your own home, or the home of a family member, and it is not in connection with a business, you will be a Domestic client. The only responsibility a Domestic client has under CDM 2015 is to appoint a principal designer and a principal contractor when there is more than one contractor. However, if you do not do this (as is common practice) your duties as a Domestic client are automatically transferred to the contractor or principal contractor. We do not offer the service as a principal designer in relation the under the CDM regulations 2015.
